GRESB

GRESB is an annual benchmarking assessment to measure ESG (Environmental, Social and Governance) integration of real estate companies and funds, as well as the name of organization which runs the assessment. It was founded in 2009 by a group of major European pension funds who played leading roles in launching Principles for Responsible Investment (PRI). The evaluations by the GRESB are the GRESB Real Estate Assessment Results which is a system for valuating real estate of estate companies and the like, and the GRESB Public Disclosure Level was initiated with five levels of public disclosure that disclosed data on the environmental, social, and governance exclusively.

Designated as “Four Stars”

IIF became the first J-REIT to be selected as a Sector Leader in 2013. IIF was designated by the GRESB Real Estate rating which is based on GRESB Overall Score and its quintile position relative to global participants as “four stars” (five-star scale) in 2024. IIF was also rated as “A”, the top rating in the GRESB Public Disclosure for the seven consecutive years.

CDP Climate Change Program

CDP is an international non-profit organization researching measures taken against global warming by listed companies with the support of institutional investors around the world managing total investments of $142 trillion. CDP has gradually come under the spotlight in recent years as private sector effort working to ensure the effectiveness of the Paris Agreement, which went into effect on November 4, 2016.

Since 2003, CDP has been sending out questionnaires every year to major companies around the world seeking the disclosure of information with relation to areas such as business risks and opportunities coming about due to greenhouse gas emissions and climate change. CDP then assesses corporate actions being taken against the issue of climate change based on their responses. In terms of assessments, there are eight grades: A, A-, B, B-, C, C-, D, and D-.

IIF participated in the CDP Climate Change Program for the first time in 2022 and received a score of “A”, the highest level “Leadership”, in 2024.

SBTi

Science Based Targets initiative (“SBTi”) is a joint initiative between CDP, the United Nations Global Compact (UNGC), World Resources Institute (WRI), and the World Wide Fund for Nature (WWF).
SBTi provides activities, resources, and other assistance that encourage companies to set science-based targets for emissions reduction in order to meet the Paris Agreement goal of limiting global average temperature rise due to climate change to 1.5°C, well-below 2°C compared to pre-industrial levels.

IIF set its targets for CO2 emissions reduction toward carbon neutrality by 2050 in 2021. In February 2023, IIF reinforced its previous targets and set the new target to reduce absolute GHG emissions by 42% by 2030 compared with 2021 based on verification by a third-party specialist organization.
IIF acquired validation of the targets for GHG emissions reduction set in February 2023 as science-based targets from the SBTi.

Eco Action 21

The Eco Action 21 is a third-party certification and registration system for business operators that conduct environmental management based on the Eco Action 21 Guidelines formulated by the Ministry of the Environment as part of their environmental management systems.

IIF was certified and registered for the “Eco Action 21”, an environmental management system formulated by the Ministry of the Environment on January 2023.

Received Best IR Award for Encouragement

The IR Award is a system in which the Japan Investor Relations Association (JIRA), the only privately run non-profit organization in Japan actively promoting the diffusion and improvement of the quality of IR activity, awards companies that have achieved outstanding results, for example, companies with a sound understanding of why IR exists, or proactively engage in IR, or companies that are strongly supported by market stakeholders. The asset manager is highly accredited for its IIF IR activity and in 2015 was awarded the JIRA Best IR Award for Encouragement at the 2015 IR Awards.

Porter Prize

The Porter Prize sponsored by the Porter Prize Steering Committee of the Hitotsubashi University Graduate School, International Corporate Strategy Department is an award that focuses on “practice of unique strategies that are outstandingly original.” IIF was awarded this award in 2013 with its unique efforts to invest in infrastructure facilities such as logistics facilities, factories, research and development facilities and data centers of companies and local governments.

In 2013, IIF received the APREA Best Practice Award Country Award: Best Country Submission from Japan as an outstanding company in Japan in terms of corporate governance and information disclosure.
